EPDM — ethylene propylene diene monomer — is a synthetic rubber membrane used on flat and low-slope roofs. It goes down in large sheets, which means far fewer seams than older roll systems, and seams are where most flat roofs start to leak.
It handles the freeze and thaw cycles of a Central Massachusetts winter without becoming brittle, and it stays flexible as the building moves with the seasons. It comes in black, which absorbs heat and helps shed snow, or white, which reflects it and keeps the space below cooler in summer.

Most of these are repairable if they are caught early. Left alone, water gets under the membrane and into the decking, and a repair becomes a replacement.
Not every flat roof problem needs a new roof. A single failed seam, a damaged section around a vent, or flashing that has come loose can usually be repaired without touching the rest of the membrane.
A replacement makes more sense when the membrane has reached the end of its life across the whole roof, when there is water in the decking, or when repairs are becoming frequent enough that they cost more than the replacement would.
